- After you decide to list with us, we provide you with
information on how to properly stage your home/residential property.
- The goal is to WOW prospective buyers by doing simple things to

- We preview your competition to see what we are up against.

Accurate market placement:
- Within a week later we meet again to discuss your competition
- We will show you digital photographs of houses/residential
properties competing with you

Yard Sign, Lock Box, Showings:
- Our colorful, professional yard sign is installed in your yard.
- A lock box containing the key to your house/residential property is placed on the
front door.
- We now also take digital pictures of your stage home for the MLS
and flyers.
- Our office will manage and schedule all showings for your
property.

Multiple Listing Service (MLS):
- We market the house in the MLS and co-op it with all Realtors in
Northern California.
- Multiple digital pictures, exterior and interior are uploaded in
the MLS along with general listing information.

Internet Marketing:
- Your home is showcased in front
of Internet viewers using national websites like Realtor.com.
- In addition, your flyer will contain references for prospective
buyers to view your property on the Internet
- We also market your listing on
all the major real estate agency websites that display listings from
MLS

Color Flyers:
- We will make color flyers with multiple pictures of your house
for placement inside your house.
- We will also make black and white flyers to be put in the
outside brochure box on the sign post.
- We also give you the flyer in Acrobat (PDF) on a CD ROM. If you
run out of flyers before we can deliver them you can print temporary
flyers direct from your computer.

Virtual Tour:
- Immediately after your house has been listed a 360 degree
virtual tour is created on your property unless you decline one.
- Unlike some brokers who will cut costs and order a 180 degree
tour we only use high quality true 360 degree tours.
- This tour is posted in the MLS and our website for Buyers to
preview 24 hours a day, 7 days a week

Competition-by-email:
- Keeping you informed about the market condition is our utmost
priority.
- You are put on our automated “Your Competition by Email” system.
- This system will automatically send you email alerts of the
status, price change and presence of competing listings.

Full Service:
- When we get an offer on your house we negotiate on your behalf
to get the most favorable combination of price and terms.
- We assist you through out the selling process such as with
inspection resolution, appraisal, title work, buyer’s credit worth,
lenders performance to ensure that the transaction is smooth and
